Is There an Optimal Day to List Your Metro Chicago Home for Sale?

by alexandvickyrullo

Now that you are selling a home in metro Chicago, it's understandable that you would want to see your home listed as soon as possible.  However, the key to getting your home sold quickly is not getting the word out early, but rather listing your home at the optimal time. Agents across the area plan for the weekend on Thursday, so we believe that Thursday morning is the best time  to list your home on a multiple listing service (MLS). Your home will appear on the listing with 0 days on the market on Thursday, 1 day on Friday and only 2 days on the market when visitors arrive on Saturday, making it a more appealing destination for real estate agents and their clients. Listing a home on the MLS at the best time possible only works if the home itself is ready to be listed.  Before your home appears on any listing service, it should be thoroughly cleaned, repaired, staged and well-photographed. This will make it even more attractive to agents and buyers who are searching for homes to visit on the weekend. For more advice and help with staging and listing your home, contact The Rullo Team when you’re ready to sell near St. Charles, Geneva or Batavia.

Home Selling Mistake: Pricing Too High

by alexandvickyrullo

The professionals on The Rullo Team know the path to success when selling a home in metro Chicago. We offer expertise gained through years of selling homes in the area, and we can help you avoid big mistakes before your home hits the market, like setting a home price too high. What’s the right price? Pricing your home right is essential to getting your home sold while also making sure you get its full worth out of the sale. When you set a price for your home that is too high, buyers become discouraged when they see your listing. You also risk putting your property in competition with homes that may be newer, larger or loaded with superior amenities. Doing this actually helps your competition. The buyers look at another home at the same price with a better list of features and jump your fence quickly. Enlisting the assistance of professional agents who know the market inside and out is the best way to determine the right price for your home. If you’re selling a home in metro Chicago, The Rullo Team’s collection of agents know the market and stand ready to help you get it sold fast.

Heating Your Metro Chicago Luxury Home This Winter

by alexandvickyrullo
Keep you home warm this winter

Living in metro Chicago inevitably means dealing with some bitterly cold winter days and nights. Rather than simply reaching to turn up the thermostat, you can save money by determining whether your home is energy-efficient. Keep the chill at bay, and make your luxury home a warm haven by following these tips.

Schedule a home energy assessment

This helps determine the effectiveness of your insulation, the location of any air leaks, and the general energy efficiency of your heating system. This assessment offers valuable insight into energy problems your home may have. Consult with your utility company, or your HVAC service company about having this done.

Sealing air leaks

Use weather stripping or caulking to block off air leaks around windows, doors and other areas that were noted by the energy assessment.

Adding insulation

Add or replace insulation. Chicago’s cold winters call for insulation with a high R-value. Proper insulation can make a tremendous difference in making your home comfortable.

Have your HVAC system checked

A professional should check your heating system at least once a year. If your furnace is old, consider upgrading it with a new, energy-efficient system that best fits your home’s design. Whichever heating system you choose, make sure it has the Energy Star logo. This means it meets government standards for efficiency. Systems that are more efficient mean a warmer home and reduced energy costs.
