Everyday Costs Adding Up to Too Much for Metro Chicago?

In the last decade the combined cost for housing and transportation has increased nearly 44%. These everyday costs have increased much faster than income putting a crunch on moderate income earners. Families with moderate incomes spend nearly 60% of overall income on just housing and transportation. The Center for Housing Policy and the Center for Neighborhood Technology released these results as part of larger study evaluating household costs in US metropolitan areas. The cities that exhibit the highest burden for moderate-income households were Miami, Florida, Riverside, California, Tampa, Florida, and Los Angeles, California. Their results found that a better balance between everyday costs and overall  income would boost the economy since earners would have more disposable income to spend. Mortgage Rates Still Holding at Lowest Rates Seen in Years

Mortgage rates have been near or at all-time lows for months. Buyers have been using these record low rates as a great reason for buying a home in St. Charles, IL. After several weeks of rates on the rise the most recent report from federal mortgage backer Freddie Mac shows rates again on the decline. Details include:

  • The average rate for a conventional 30 year mortgage was 3.37%, down from the 3.36% rate a week prior. This is a decline of over half a point from the rate of 4.11% a year ago.
  • 15 year fixed loans fell even further to 2.66%, a 0.04% drop in just a week. This rate has dropped significantly from the 3.38% average rate a year ago.
  • Construction of single family homes rose to the highest rate since August 2008 with an annualized rate of 11%.
  • Homebuilder confidence is also on the rise with October displaying the sixth month in a row of gains.

Geneva:  Suggested hours for trick-or-treating are from 3:00 p.m. until 7:00 p.m. Thursday, October 25 from 2-5pm – Little goblins and ghosts are invited to trick-or-treat at the participating shops and restaurants of downtown Geneva.  Look for stores with the trick-or-treat posters in their windows. Friday and Saturday, October 26 and 27, from 7-10pm, Peck Farm Haunted Hikes, which include a campfire and refreshments after you have hiked through the Peck Farm Park Prairie field of terror! Saturday, October 27 at 9:30am – Halloween Puppet Stories, hosted by The Little Traveler, told by Sandi Sylver and her puppets.  Breakfast included. Saturday, October 27 at 12:00pmA Pet Parade Costume Contest hosted by Niche Restaurant, meet in the parking lot behind the old Courthouse on Third Street.  The event benefits the Anderson Animal Shelter. Home Sales in Metro Chicago Reach Five-Year High

Real estate professionals and home sellers watched with excitement as July 2012 home sales reached a five year high in the metro Chicago real estate market. Sales were an astonishing 28.5% higher than sales in July 2011 signaling a possible end to the housing slump. Details of the August report from the Illinois Association of Realtors also include:

  • 9,240 homes were sold in the metro area in August. This is the highest level since July 2007 when 9,730 homes were sold. It marked a year to year increase from 7,188 in August of 2011.
  • Specifically for the City of Chicago, August 2012 sales rose 23.6% year to year. The median price was up 3.9% to $200,000.
  • Existing home sales for the State of Illinois increased 23.7% to 13,264.

This is all good news for both buyers and sellers in the metro Chicago real estate market. Increased demand, stabilizing prices, and a renewed consumer confidence all point toward a healthy real estate market. The overall state of the real estate market also affects builder confidence and promotes new growth. Builders began construction on 2.3% more homes in August 2012 than July. Lawn Maintenance Tips For Your St. Charles Home in the Fall

It was a brutal summer for the Midwest. Record low rainfall and near record highs combined to do quite a number on lawns across Illinois. Now that fall is here it is the perfect time to turn your attention to your yard and give it some TLC. This fall, consider:

  • Dethatching your lawn Raking your lawn, or using a special dethatching tool, will help break up compacted soil and matted dead grass. This allows additional air to penetrate the soil.
  • Testing the soil pH testing kits are available at home improvement stores and can help you determine if need to reduce the soil's acidity (add lime) or alkalinity (add sulfur).
  • Keeping leaves raked Fallen leaves, if left on the ground, can smother your grass. Rain or dew will also collect in piles of leaves and promote mold growth which can spread to your grass. Additionally, leaves contribute to clogged storm drains when not properly removed from yards.
