National Survey Shows Change in Times For Home Buying & Ownership

The National Association of Realtors publishes a yearly report detailing the attitudes, beliefs, and behaviors of home buyers and sellers. This report surveys thousands of recent home buyers and sellers to gain more information about the housing market. The data from 2012 showed a significant change on two fronts; first-time homebuyers and the use of the Internet. If you are considering buying a home in metro Chicago you may be interested in some of the current information:

  • First-time homebuyers: First-time homebuyers made up 39% of sales in 2012. Although this is a rise of 2% over 2011 it is a significant decrease from 47% in 2009 and 50% in 2010. This market change can be attributed to the end of the federal tax policies that encouraged first time home buyers.
  • Internet use: In 2001 48% of home buyers found the home they ultimately purchased through their real estate agent and only 8% found it online. The 2012 survey discovered that 47% found their new home through the Internet at 33% found it through their agent. This data doesn't mean that 47% of buyers are working without an agent. Instead they are likely doing their own Internet research and forwarding on properties to their agent that they would like to see.

 Chicago real estate is bouncing back, making the city a great place to buy a home

 As the national housing market continues to rebound there are local housing markets that seem to be leading the way toward a full recovery. The metro Chicago real estate market is one of the local areas that is displaying signs of both recovery and new growth. One key indicator is the home value trends compared to the cost of rent. Over the last year the Chicago metro real estate market experienced a 1.7% increase in home values and a 1.6% drop in rent prices. Data from October's housing report shows that the metro Chicago real estate market has even more good news to share:

  • More homes were sold in October than any other month since 2006.
  • 8,326 single family homes and condominiums were sold in October in the Chicago area. This is an 11.3% increase in the number of sales over September numbers. It is 44.1% higher than the same month a year ago.
  • The median sales price was $153,000, a 2.1% year to year increase.

Fewer Homes For Sale Listed in October

The number of available homes nationally fell to its lowest level in more than five years in October. Available inventory dropped 17% from October 2011 and a whopping 34% from October 2010. Additionally, the number of new listings was less than 1.76 millions which is a 2.6% drop from September. Real estate experts are able to identify a variety of factors that contribute to the decline in available homes. Over the course of the last year investor demand rose followed by an increase in traditional buyers returning to the market. Banks have slowed the foreclosure process and many sellers have voluntarily removed their homes from the market. All of these have an impact on the real estate market and the available home inventory. Everyday Items You Need to Have After Buying a New Home

  • Lawn and Garden Tools Every home with a yard likely needs a lawnmower, garden hose, and a small shovel and spade. Consider the seasonal needs of your yard and try to plan ahead so you aren't caught unprepared.
  • Basic Tools You may not consider the importance of basic household tools until you need a Phillips screwdriver and their isn't one in sight. Stock your home with a hammer, pliers, screwdrivers, allen wrench, staple gun, tape measure, drill and bits, and several crescent wrenches.
  • Keys and Locks Your first priority should be to change your door locks or re-key the existing lock. You may also want to consider changing the key to any community mailbox and reprogramming the keypad to the garage.
  • Safety Items Make sure the batteries in all smoke detectors work and you have a fire extinguisher on site. If your home is equipped with an alarm system make sure it is activated and working.

When choosing a mortgage product for refinancing an existing home or purchasing a new one, you should pay close attention to the variety of terms available to you. The most common conventional loans are either a 30 year or 15 year term. However, the recent low mortgage may make a wider variety of mortgage products available to you. If you opt for a 20 year or 15 year loan your monthly payment will be higher than if you chose a standard 30 year loan. Even with the higher monthly payment you will be paying less overall in interest which will reduce the lifetime cost of the loan. An additional benefit to shorter mortgage terms is that they are likely to come with a lower interest rate which will also decrease the amount the home will cost. Fall Lawn Care Tips

Get outside and enjoy this beautiful fall weather and have a great looking yard in the spring!  Below are a couple of things you can do now before the snow flies. LAWN CARE: Contrary to popular opinion, fall is the best time of the year for lawn care. Fertilization, weed and thatch control, establishment of new lawns, and renovation of poor quality lawns should be done over the next few weeks. Now is the time to prepare so that you start next spring with a healthy lawn. 

  • Keep mowing until your lawn stops growing.  Don’t mow too short, if anything, leave it a little bit long.
  • Don’t starve your lawn. If you live in the northern U.S., fertilize one more time around Thanksgiving.
  • Kill broadleaf weeds like dandelions and ground ivy. Time your herbicide application around the first time there is frost in your area or when the temperature dips to at least 40°F overnight.

SPRING FLOWERING BULBS: “When fall in in the air, it’s time to put spring in the ground”.  Autumn is the time to plant spring flowering bulbs.  Bulb experts usually recommend planting bulbs when the nighttime temps drop into the low 50’s or 40’s for two weeks, although you can even plant in December as long as you can still dig. 

  • Choose a spot where the soil drains well.
  • Spring-flowering bulbs like sun, but you can plant them under trees that will still be bare when the flowers bloom. 
  • The rule of thumb is the planting hole should be about 3 times the length of the bulb; dig individual holes or a wider hole that can hold a number of bulbs. 
  • Plant them pointy side up
