What Do the Average 2012 Home Buyers & Sellers Look Like?

by mbraddick

Each year the National Association of Realtors releases a Profile of Home Buyers and Sellers and the 2012 report details the trends of home buyers and sellers. As the housing market continues to improve the trends and profiles of who is buying and selling will likely change. Real estate experts track these profiles to help understand buying and selling trends. Details from the report include:

  • In 2012 39% of home buyers bought for the first time. This is close to the overall historical norm of 40%.
  • Single buyers were at their lowest percentage share of overall sales since 2001. Married couples made up 65% of home buyers.
  • An average buyer was actively looking for homes for 12 weeks and visited 10 different properties before choosing which home to buy.
  • 89% of buyers used a real estate agent during the buying process. This is a significant increase from 69% in 2001.
  • 88% of sellers worked with an agent to sell their home. 9% of sellers sold their home for sale by owner. Of these FSBO sales 20% were initially contacted by the buyer.

Avoid moving stress by planning ahead for the challenges coming your way.

Making the move to metro Chicago is exciting, but once the joy of landing the perfect subsides and thought of moving all your stuff sets in, it can become a nightmare if you don’t plan. Packing and Unpacking Even the neatest homemakers of us can collect a lot of stuff. Just remember that it’s better to sell it or give it away than move it. Be ruthless when cleaning out rooms and get rid of things you don’t need.. Moving Without Professional Help Make sure you recruit at least one friend to help with the move. You risk injury when moving heavy objects and most of the time it’s impossible to move things like refrigerators and couches. Also look for tools to help move big pieces like dollies, straps and other tools the pros use. Plan for Home Improvement Projects Even if your new home is in stellar condition there will be projects to complete to make the place your own. Plan for the money and time needed to complete the projects before you move. Considering a move to Chicago’s metro area? Make The Rullo Team your first call.

Spike's Christmas List

by alexandvickyrullo

I’m sure that my mom and dad are already done with their holiday shopping, but … I thought I’d give them a little check-list, just to make sure they haven’t forgotten anything. Treats are always appreciated, especially the individually baked and decorated cookies that I’ve seen at the Wet Nose Shop in the Geneva Commons.  I also love their Bully Sticks! The Critters Pet Shop in St. Charles has rawhide shaped to look like a candy cane and they keep me in the Christmas mood for a long time!    Other items I’d like to find under the Christmas tree (or in my stocking, or in dad’s shoe, or under the bed, or behind the couch…) are squeak toys, dog safe plush toys, snowflake socks, holiday collars, sweaters or even a hooded sherpa dog jacket.  By the way, a dog can’t have enough collars or sweaters; even we boys have to look our best at all times.  I guess we can debate whether a sweater or collar or even a new dog dish should be given as a gift … I think they’re more like necessities…. Have a wonderful Christmas and Happy Holidays!  Enjoy your time with your loved ones, I know I will!  Love, Spike P.S. Chicago Real Estate Still Recovering With Mixed Results

by mbraddick
The housing market recovery in the Chicago area continues at an uneven pace.

As with most economic recoveries, you can expect to hit a few dips in the upward trend, and the housing market in the Chicago metro area is not immune to this type of progress. The area’s real estate market situation no longer needs to be considered in “critical condition,” but the recovery is proving to be uneven depending on where the property is located.Suburbs such as Edgebrook enjoyed an increase of 8.8% on median sales price while areas like Rogers Park, only a few miles away, have unfortunately seen significant price drops over the last year. “Time on the market” numbers vary wildly in Chicago metro zip codes from two months to more than three years. Even though there is some bad news out there, recent data still points to an overall Chicago area market that is on the right track. Learn more from this article in the Chicago Sun-Times. Navigating an uncertain real estate market only magnifies the need for putting an experienced professional on your side. Preparing Your St. Charles Home for Possible Rough Winter

by mbraddick
Don't get stuck in cold this winter. Maintain your home and avoid a breakdown later.

Winter in St. Charles, IL can be rough, but the city crews are prepared to the clear the streets and keep life rolling. Now it’s your turn. Get your home ready for winter and live in comfort as the weather outside turns. Follow these easy steps: Call the chimney sweep If gas logs aren't in your budget and you use your woodburning fireplace often during the winter, have it cleaned and inspected before winter. Burning wood releases volatile gases that cool and condense on the inside of the chimney, forming sticky, smelly, highly flammable creosote. Put the ceiling fan in reverse Check your ceiling fan for a switch that allows you to reverse the direction of blade movement to turn clockwise instead of counter-clockwise. Warm air rises, and the clockwise rotation of the blades forces the warm air down to where people benefit from it. Have the furnace maintained Call a professional service to have them clean the furnace and perform routine maintenance. This will make it more efficient throughout the season and they will let you know if there are any issues before you are stuck in the cold. The Rullo Team loves to talk about your home. Even if the idea of buying or selling is just a new one, give them a call and explore how to best handle your real estate needs.

Should I Buy A Home Now?

by The Rullo Team

I'm often asked if this is a good time to buy a home. Some clients are concerned that home prices may fall further than they have already. They are assuming that the best course of action is to wait for the bottom in the market and then buy. The problem with this approach is that you don't know where the bottom is until you see it in the rear view mirror, meaning until you've missed it!

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Interest rates are still near historic lows but nobody knows for how long. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, if home prices come down a little further but interest rates up, it could cost you even more to service a mortgage on an identical home!

While a home is a major investment, it is also the center of your personal life. It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone." To that end, it may be more important to lock in today's relatively low interest rates and low home prices, rather than to hope for a further break in prices in the future.

Please give me a call if I can be of any assistance in determining how much home you can afford in today's market.

Pay attention to the message your front door color can send to buyers.

So curb appeal matters right? The lawn, landscaping, trees and maybe even the front door itself can welcome or reject a potential buyer. The Rullo Team watches the details when they are selling your home right down the color of your doors.Picking an attractive color for your front door is an inexpensive way to send a positive message when a buyer visits your home. Check out this list, created by psychologists, to see what message is being sent. This is what they say different hues can mean, according to the Paint Quality Institute:

  • Blue: Conveys a place of refuge or retreat
  • Green: Projects health, tranquility, and harmony
  • Black: Projects strength, power, and authority
  • Red: Conveys passion, energy, and excitement
  • Brown: Offers a natural look that can convey warmth, stability, and reliability
