What Do the Average 2012 Home Buyers & Sellers Look Like?

Each year the National Association of Realtors releases a Profile of Home Buyers and Sellers and the 2012 report details the trends of home buyers and sellers. As the housing market continues to improve the trends and profiles of who is buying and selling will likely change. Real estate experts track these profiles to help understand buying and selling trends. Details from the report include:

  • In 2012 39% of home buyers bought for the first time. This is close to the overall historical norm of 40%.
  • Single buyers were at their lowest percentage share of overall sales since 2001. Married couples made up 65% of home buyers.
  • An average buyer was actively looking for homes for 12 weeks and visited 10 different properties before choosing which home to buy.
  • 89% of buyers used a real estate agent during the buying process. This is a significant increase from 69% in 2001.
  • 88% of sellers worked with an agent to sell their home. 9% of sellers sold their home for sale by owner. Of these FSBO sales 20% were initially contacted by the buyer.

Spike's Christmas List

I’m sure that my mom and dad are already done with their holiday shopping, but … I thought I’d give them a little check-list, just to make sure they haven’t forgotten anything. Treats are always appreciated, especially the individually baked and decorated cookies that I’ve seen at the Wet Nose Shop in the Geneva Commons.  I also love their Bully Sticks! The Critters Pet Shop in St. Charles has rawhide shaped to look like a candy cane and they keep me in the Christmas mood for a long time!    Other items I’d like to find under the Christmas tree (or in my stocking, or in dad’s shoe, or under the bed, or behind the couch…) are squeak toys, dog safe plush toys, snowflake socks, holiday collars, sweaters or even a hooded sherpa dog jacket.  By the way, a dog can’t have enough collars or sweaters; even we boys have to look our best at all times.  I guess we can debate whether a sweater or collar or even a new dog dish should be given as a gift … I think they’re more like necessities…. Chicago Real Estate Still Recovering With Mixed Results

The housing market recovery in the Chicago area continues at an uneven pace.


As with most economic recoveries, you can expect to hit a few dips in the upward trend, and the housing market in the Chicago metro area is not immune to this type of progress.The area’s real estate market situation no longer needs to be considered in “critical condition,” but the recovery is proving to be uneven depending on where the property is located.Suburbs such as Edgebrook enjoyed an increase of 8.8% on median sales price while areas like Rogers Park, only a few miles away, have unfortunately seen significant price drops over the last year. “Time on the market” numbers vary wildly in Chicago metro zip codes from two months to more than three years. St. Charles Market Sees Rise in Home Prices For October

 October 2012 showed a significant uptick in homes sold near St. Charles, IL.

 Home prices in the St. Charles, IL area saw modest gains again in October on detached, single-family homes. The big news for the month was a surge of 38.5% in total homes sold when compared to the same month one year ago, according to the Mainstreet Organization of Realtors.If you’ve been holding on to your place waiting for the market to improve, it may be time to call the Rullo Team for a consultation. This is a dramatic shift in percentage change in the Tri-Cities area. The actual number of homes sold in October was 54, compared to 39 in October 2011. The average price of a detached, single-family home sold in October was $360,653, a 6% increase from one year ago; the median price of a detached, single-family home in October was $334,500, up 7.9%. Overall across the Chicago suburbs, sales of single-family detached homes rose 44.6 percent in October compared to the same month in 2011. Should I Buy A Home Now?

I'm often asked if this is a good time to buy a home. Some clients are concerned that home prices may fall further than they have already. They are assuming that the best course of action is to wait for the bottom in the market and then buy. The problem with this approach is that you don't know where the bottom is until you see it in the rear view mirror, meaning until you've missed it!

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Interest rates are still near historic lows but nobody knows for how long. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, if home prices come down a little further but interest rates up, it could cost you even more to service a mortgage on an identical home!

While a home is a major investment, it is also the center of your personal life. It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone." To that end, it may be more important to lock in today's relatively low interest rates and low home prices, rather than to hope for a further break in prices in the future.

Red Gate Bridge! Opening Ceremony!

December 15, 10 am at the St. Charles North High School commons, 225 Red Gate Road.

Mayor Don DeWitte will open with brief remarks at 10am and will perform the ribbon cutting ceremony on the bridge at 11:00am. The ceremony marks the opening of the roadway portion of the Red Gate Bridge project, although work will continue through this spring on the pedestrian and bicycle pathway that will connect existing trails on either side of the river. The new two-lane bridge extends Red Gate Road on the west side of the Fox River across to Route 25 on the eastern side.
