Stalker-ish Sellers – I know you think you’re being helpful, walking the buyer through the home and pointing out the wagon-wheel light fixture you made with your own hands…   You need to leave the house when people come to see it!

Shabby, dirty, crowded and/or smelly houses – You already know this one… Do not show it if it is not clean! 

Irrational Seller Expectations – Buyers may not even bother looking at a house that is priced sky-high… Listen to your agent’s evaluation and recommendation on what your home should be listed at and don’t take it personally if you think it’s low.

Feeling Misled – You will never trick someone into buying your home… Buyers rely on sellers to be upfront and honest!

New, Ugly Improvements – Many a buyer has walked into a house that has clearly been remodeled and upgraded in anticipation of the sale, only to have their heart sink with the further realization that the brand-spanking-new kitchen features a countertop made, not of Carerra marble, but brand-new, pink tiles with a kitty cat in the middle of each one… Check with your agent before you make an investment in a pre-sale remodel!

Crazy Listing Photos – At Trulia, they’ve seen listing photos that have dumpsters parked in front of the house… Check your home’s listing and make sure the pictures represent your home well!

Today is Presidents' Day (Washington's Birthday)

Washington's Birthday, also known as Presidents' Day, is a federal holiday held on the third Monday of February. The day honors presidents of the United States, including George Washington, the USA's first president.

Washington's Birthday was first celebrated as a holiday in the District of Columbia in 1880. It was made a federal holiday in 1885. The holiday was originally held on the anniversary of George Washington's birth, on February 22. In 1971, The US federal holiday was moved to the third Monday in February. This holiday is legally designated as "Washington’s Birthday", although some states officially celebrate the holiday as Presidents' Day.

How to Love ME (or Your Dog)

Scratch me on the side of the neck or on my chest. I don’t like hugs and kisses (most of us don’t), but I love to sit with you while you read or watch TV.  See if I’m in the mood to be petted – If you stop and I try to get you to continue, that means I like it! I like to go for lots of walks!

When I’m happy, I pant and wag my tail loosely (or I might wag all over).  When I do something right, give me a treat or praise, petting or play. And finally, I always like a long-lasting chew treat while I’m lounging by myself.

Love your dog on Valentine’s Day (and everyday) ‘cause we always love you!
