More Than 14% Gain in Chicago Area Home Sales

by nicolesmith

14% Gain in Chicago Area Home Sales

Even though home prices in most areas of Chicago Metro were down more than 10 percent from a year earlier, according to a recent report by the Chicago Tribune, there's still great news. The Illinois Association of Realtors reports that 4,325 homes were sold in the nine-county Chicago area in February. That is an increase of 14.8 percent from February 2011. This is on par with the trends statwide, where Illinois recorded its eighth consecutive month of year-over-year improvement in sales volume.

"People seem to be feeling better about where the economy is going. When you have interest rates and housing prices this low home buyers are highly motivated to get back into the market." ---Loretta Alonzo, president of President of the Illinois Association of REALTORS®.

Landscape Tips if You’re Selling Your Chicago Metro Home

by nicolesmith

The spring is an ideal time to get your landscaping in top notch shape for maximum curb appeal. Here are a few tips from The Rullo Team help you create lush landscape in order to attract springtime buyers.

Landscaping tips to sell your home

Edge the beds. Cut fresh edges. Nothing looks more neat than sharp, clean edges  where grass meets mulch. Simply curving the edge of your flower beds could increase the value of your home by 1 percent, according to horticulture professor Bridget Behe. Nourish the grass. Do regular fertilizer treatments during the year before listing the house. If you don't have a year, you can green up the lawn with just a single application. Don't forget to spray weed killer as well. Scatter color throughout. Adding color is an economical way to get bang for your buck. You can do this for about $1 a plant.  Blanket your yard with petunias, impatiens and other small annuals that will flower throughout the current growing season. Consider new angles. Think to place your flowers and plants throughout different parts of the property,  instead of just along defined property lines. You'll create a depth of field that makes your home look farther away from the road. Get Ready for a Stronger Construction Season

by nicolesmith
Home builders filed for the most building permits in more than three years. Experts at CNN Money report that this factor is indicative of a stronger construction season to come in 2012, and view this as another sign of recovery for the housing market. The government reported that builders requested permits at an seasonally adjusted annual rate of 717,000 in February 2012. This is the highest level since October 2008, the month after the meltdown in financial markets. This increase marked a 5.1 percent rise from January 2012 and a 34.3 percent increase from year-earlier levels. Of course home building is affected by external factors such as the weather, which has been extremely warm the Chicago Metro area this spring.  Still permits are generally seen as an indication of builders' confidence in the market. Why Home Buyers Should Buy This Spring

by nicolesmith

Falling home prices and the lagging have made most buyers understandably nervous about taking the plunge and buying a  home. But, according to experts, the Chicago housing market is on its way to recovery, and this spring may be time to buy.

Why You Should Buy a Chicago Metro Home this Spring

Simply put, the economy is stronger, and that means banks are a little more willing to lend and mortgage rates are still reflective of historic lows. Be aware that the latest numbers showed that the housing market hasn't bottomed out. S&P/Case-Shiller's 20-City Composite Home Price Index fell 3.9 percent in the 12 months ending in December, and price declines escalated at the end of the year. However, the good news is there's really not much further to fall, according to senior U.S. economist Paul Dales of Capital Economics. Prices continued to drop at a slightly faster rate at the end of the year, but Dales says they won't be dropping much longer.

"There are compelling reasons to believe that the end of the housing crash is finally in sight," Dales says.

Now back at 2002 levels, housing prices are now below fair value, which is what is a justified market price relative to incomes and market demand. Analysts expect more houses to enter into the market this spring including a large number of bank-owned, or REO, properties that were being processed last year and can now enter the 2012 market. With these distressed properties adding to supply, home prices should remain low for buyers this season. Staging to Sell Your Home in Spring

by nicolesmith

This season brings a fresh start, a new beginning and much warmer days. The favorable season creates a nice, comfortable time for potential home buyers to look for their ideal house. So if you are looking to sell your home, you should get ready for people looking to buy a home this time of year. Here’s how to get your property prepared to be sold this spring with a few seasonal staging tips from Alex and Vicky Rullo.

Staging to Sell Your Home in the Spring

Of course with the springtime comes spring cleaning. This tradition is especially true if you want to sell your Chicago Metro home because regardless of how beautiful your home is, no one wants to look at a messy house when considering buying. Therefore, start spring staging with spring cleaning. Scrub until your home sparkles, including the windows. Plus make sure you don’t forget to wipe down the walls and buff your floors, especially if the floors lack luster. During the winter, floors take lots of abuse from wintry wet boots, snow and dirt. Carpets should be cleaned as well. Also, don’t forget the color should match the time of year. Spring is light, airy, fun, and feels carefree. Your home should feel the same way. Swap dark colors for light hues and heavy blankets for lighter fabrics with floral patterns. Next, remember to let the light shine into your home. Pull back the curtains and drapes. Raise the shades or blinds. This will allow for lots of springtime sunshine. Finally, create a spring ambiance with fresh-baked cookies or springtime scents strewn throughout the house, such as honey. Put fresh flowers in the bedrooms for a nice aroma.  Even place plants outdoor for a spring-like look and smell. Buyers will embrace the spring inside and outside of your home. Home Ownership Remains a Strong American Dream

by nicolesmith

Are you thinking of buying a home and planting your roots in the Chicago Metro area? You are not alone. Better Homes and Gardens (BHG),  revealed survey results that discuss the current attitude consumers have when contemplating purchasing a home.

Home Ownership Still a Strong American Dream

The bottom line is that regardless of our economic enivornment over the past few years, home ownership is still highly valued. The survey displayed that home ownership, upkeep and renovations, design and personalization remain top priorities for people.  A primary note revealed  from the study is this: despite continuing economic uncertainty, eight in ten say home ownership is still a good investment and is still a valued part of  the American Dream. The BHG survey also found that consumers are giving their homes they already own a little TLC, spending more time planning design changes for the home, perfect for resale.

“Our homes are the physical expression of ourselves and lives. In addition to spending more time planning and hunting for the right elements for living spaces, consumers are also turning to social media platforms like Pinterest to gather and share design inspirations, smart products, creative ideas and space-wise solutions.”Jill Waage, Editorial Director for home content for Better Homes and Gardens (BHG)

St. Pawtrick's Day Special

by alexandvickyrullo

Spike O'Rullo here to tell you how to keep your furry friends safe and festive this St. Pawtrick's Day 2012

Spike O'Rullo here with a few tips for you this St. Pawtrick’s Day 2012. St. Pawtrick's Day is a crazy time for all those Irish and Irish loving parents and pets alike. Your weekend will be sure to be paw-sitively full of festivities, which can be a little overwhelming to us wee ones. Here are some tips to make sure us furry varieties are safe and happy too. 1. I know we have covered this before, but I want to make sure you parents know that no matter how much we may beg for your green beer, we should have absolutely NO alcohol!  It is very toxic for us and can make us very ill. There are safe alternatives however, if you are set on having us join in your fun. Visit bowserbeer.com for a purr-fect non-alcoholic, non-carbonated substitute treat for us pets. 2. I know you parents like to go all out, wearing fabulous green ensembles to help brighten the cheer of the day. Sadly, none of us come with green fur… So if you decide to dye us four legged friends green, make sure to check the label. Only use non-toxic, all natural vegetable dye that will not irritate our skin and is ok to be licked off. Beware though, we can tell when we look silly, so do not be objective if we are not sharing the puppy/kitty love that day. If you want something fool proof, with less chance of a disaster, you can always dress us up in a costume instead. Just be careful to make use it fits us so we do not trip and fall and that it is not a choking hazard. 3. Your town may be going to the dogs, but you should make sure to walk us away from the bars, parties and parades that night. They can be a bit overwhelming for us little leprechauns. They can also be dangerous for us, especially if we are little and people do not see us easily. Also, if you are hosting a party, make sure we have a do not disturb area to escape to and stay safe and calm.

That’s it! Just follow my 3 simple tips and you are sure to have a safe and happy holiday with your favorite little 4-leafed friends!

Wishing you all a Happy St. Pawtrick’s Day 2012!

How to Cut Closing Costs on Your Chicago Home

by nicolesmith

The Rullo Team can provide all of the expertise you need to get started in finding the right place in the Chicago Metro area.

How to Cut Closing Costs on Your Chicago Home

And when you are ready to close on the house, our team wants to help you pay only what you have to, nothing more. Below you'll find a list from HSH.com referencing ways to cut costs when you close on a home. Make sure to look over all of the tips, and when you want to go looking for the ideal home, give us call. No.1 Know what the closing costs will be in Illinois since government fees will vary from state to state. No. 2 Know what is a legitimate fee and what is not; fees typically are these four types: lender, title and third party, escrow and interest, and government. No. 3 Know how to use your Good Faith Estimate wisely; get a GFE from multiple mortgage lenders which will help you comparison shop for the best mortgage rates. No. 4 Know that you should scrutinzie your HUD-1 statement; do not not rush through this phase, and thoroughly review your HUD-1 to make sure the fees it shows are correct and consistent with what you've been told. No. 5 Know how to use your time; since a HUD-1 statement must be provided at least 72 hours before closing, this is your chance to look over everything without feeling rushed or pressured at the closing table.
