April Fools' Day is celebrated on 1 April every year. It is widely recognized and celebrated in various countries as a day when people play practical jokes and hoaxes on each other.

One of the best:  The BBC television program Panorama ran a hoax in 1957, showing Swiss harvesting spaghetti from trees. They had claimed that the despised pest, the spaghetti weevil, had been eradicated. A large number of people contacted the BBC wanting to know how to cultivate their own spaghetti trees.

Selling Your St. Charles or Fox Valley Home

by The Rullo Team

It's spring and you've always been told that this is the perfect time to put your home on the market. And that's TRUE, but what else should you be looking at before putting your home up for sale,  to make sure you garner the highest possible price point ...and ensure that your home will sell quickly? Here are a few things to consider when you're objectively looking at your St. Charles or Fox Valley home:

Aside from just being an incredible house that you have put your loving touches into, what should your prospective Buyer know:

1. Are you living in an area with spectacular views of wooded lands, water, historical significance?

2. What is your neighborhood like? Is it extra friendly where neighbor helps neighbor when someone's in need?

3. Your local schools....what are they like, can you highlight something specific with the teachers, teaching philosphy, awards?

4. Do you have outdoor living space? Great patio or deck, outside stove for cooking summer meals, plenty of space for entertaining?

5. Is your yard exceptionally large or beautifully landscaped?

6. Do you have a corner lot?

7. Have you recently put on a new roof, siding, shingles, windows?

Then look inside your home and do the same.

1. Do you have a fireplace and hearth that is different than many they may see in other homes?

2. What about your kitchen, the heart of your home? Granite or Marble Countertops? Exqusitely designed? Center island with vegetable sink?

3. Is your home friendly to the environment? Have you used energy efficient windows & doors, do you have solar panels, is the flooring bamboo or cork?

4. What about storage space, mud rooms, bonus rooms?

5. Is there beautiful hardwood under your carpets?

*Above is a graph that shows the percentage of viable home buyers that felt these "Hidden Gems" were worth every penny they cost in the overall sales price of a home:

These are all things that you want to highlight about your home, that let's a buyer know that your home is different and special and it's the only one they'll want to buy! At The Rullo Team, we look at all these points with you to develop a marketing strategy that optimizes all the special features of your home and in turn highlights those for your potential buyers.

In May 2013, Kane County officials announced that the county had begun preliminary work on building recreational trails and a cross country course through the Settler’s Hill landfill property. At that time, the project was envisioned as part of a larger county and forest preserve plan to add several amenities to the 750-acre site located along Fabyan Parkway between Route 25 and Kirk Road, including a music venue, observatory and a hotel.

Negotiations between Kane County and Waste Management regarding amendments to the landfill operating agreement have been ongoing for almost two years, and according to a Kane County Board member on March 4, 2014, these negotiations have “stalled”. After expressing his frustrations about Waste Management regarding the Settler’s Hill project, a week later (March 11), Kane County Board member Mike Donahue has said the situation has improved. How to Stage a Successful Open House for Your Fox Valley Home

by The Rullo Team

Hosting a successful Open House isn't rocket science...but here are some tips I can share that will make it a success!

1. Advertise....a lot! You want everyone to know, so newspapers, flyers and definitely online!

2. Put out LOTS of signage. This may sound like a given, but it's so important. Signs should go all over, and not just in your own neighborhood.

3. Invite your neighbors. Yes, you heard that right..and they want to come anyway!

4. Sign-in Sheet. This will allow you to follow up with anyone that came through, and follow-up is key!

5. Give a Take-away. Make sure you have a flyer with photos and all the pertinent information.

6. Set the time for the Open. Since most people expect open houses to be on Sunday afternoon, take advantage of that fact and maximize your success.

7. Food & Water. Although these are not necessary, the smell of fresh baked cookies always make people feel like they're at "home". Water is necessary because many people will have been out all afternoon.

8. Lighting. You need to make sure your home looks light and bright. Open blinds, turn on lights in darker rooms and play up the special points of your home.

9. Be Prepared. Make sure you are organized in all aspects and you start on time! You should also check that you have toilet paper on the rolls just in case someone needs to use your bathroom.

10. Have a bright and cheery disposition. If you love your home it be genuinely enthusiastic so each person who visits feels the same.

St Charles IL Preventing Flood Damage

by The Rullo Team

Have you been wishing for sightings of spring? I know we have....and we may be getting that wish this week with temperatures predicted to reach the high 40's. One problem, with so much snow on the ground, and the ground itself frozen up to 15 inches, where is all the melting snow going to go?

That answer is not one we're going to like...... Flooding! Because of this, It is extremely important to pay attention to the weather reports and take any precautions necessary to safeguard your home and it's belongings.

1- Make sure your sump pump is working properly.

2- Invest in back-up generators in the event that you lose power and your sump pump would not work.

3- Check the sump pump discharge pipe outside of your home to ensure it is not frozen, clogged or blocked by mounds of snow.

4- Make sure your gutters and downspouts are clear and are moving water away from the base of your home.

5- Check your street drains to make sure they are clear of debris and can handle the melting snow.

6- Repair leaking or cracked basement walls and cracks in basement floors. Seal basement walls with waterproofing compounds to avoid seepage.

7- Move snow on the ground away from your house, create a clear drainage path.

8- Elevate the furnace, water heater, and electric panel in your basement if you are susceptible to flooding.

Check out your local hardware store for sump pumps and other supplies that may be necessary to safeguard your largest investment...your home.

Daylight Saving Time 2014

by The Rullo Team

...begins at 2:00 AM on Sunday, March 9 (and ends at 2:00 AM on Sunday, November 2)

Daylight saving time is the practice of advancing clocks during the lighter months so that evenings have more apparent daylight and mornings have less.  Clocks are adjusted forward one hour near the start of spring and are adjusted backward in the autumn. The official spelling is Daylight Saving Time, not Daylight SavingS Time.
