Ready to sell your Fox River Valley home? Congrats! Once you determine you are ready to sell, you need to name your price. You want something that will obviously be profitable for you while also attracting potential buyers. A good way to price your home is with comparable sales. The term comparable sales, or "comps", is used for other homes recently or currently on the market that are similar to your own home. Homes That Are Located Nearby: In order to use comparable sales correctly, you need to focus on homes that are located as close to your own home as possible. Look within your subdivision, neighborhood, and school district. However, don't get blinded by their location. Just because a home down the street from you has sold doesn't mean that it's price is relevant for your home. 

 

Homes With Similar Styles: Once you are looking within your own location, focus in on those houses that share similar style characteristics to yours. These characteristics include architectural design, type of construction material, the square footage of the home and size of the lot, the number of bedrooms and bathrooms, etc. 

 

Homes With Similar Amenities and Amenities: Beyond the similarities in style, you want to look for homes that offer the same amenities and recent upgrades as your own since these features affect the value of a home. 

 

Homes That Recently Sold: The housing market is ever changing and prices fluctuate. This means that the price of a home that sold a year ago is no longer relevant for pricing your own home. When using comparable sales to price, never use a sale that occured over 90 days ago.

They know the area, understand the current trends in the Fox River Valley market, and have handled many of the recent sales in the area. Looking to Buy your dream Fox Valley home? As a buyer, it is important to understand a home’s condition and maintenance. Learn to look past the design and decor elements of the home and recognize the structural “bones” of the house. Doing this will help you avoid potentially dangerous conditions and costly repairs should you end up buying the home. Become a smart buyer and use every opportunity you can to carefully inspect the home that you are interested in buying. Watch out for these warning signs that may be indicative of more serious structural problems within the home!

 

  • Incomplete or Badly Done Repairs/Renovations - Check for workmanship issues or tasks that seem incomplete.
  • Electrical Issues - Check for lights that flicker when on, warm outlets, flash burn signs near sockets and exposed wires.
  • Plumbing Issues - Check for leaky faucets, low water pressure, poor drainage, water stains near bathroom fixtures or on walls, peeling paint, musty or foul smells, and visible mold. 
  • Foundation Issues - Look for cracks in walkways and the driveway, unlevel floors and doorways (often noticeable in doors have large gaps underneath or on top of them), and trees with large roots near the foundation of the house. 
  • Roof Issues - Look out for warped, missing, or cracked shingles, materials that do not match the rest of the roof, and any noticeable wear or tear that indicates damage. 
  • Pest Issues - Check for areas that small rodents or insects could easily enter the house and be on the lookout for any wood damage that could indicate an issue.

For 70 years, the start of summer is marked by one of the most beloved community events in the Fox River Valley: the SWEDISH DAYS FESTIVAL!!! Spring Gardening Tips!

The first day of summer is right around the corner! Add stunning curb appeal to your Fox River Valley home and create a peaceful space filled with fresh produce and beautiful flowers for your whole family to enjoy. Get your green thumb ready to follow these top tips for gardening success!

1. Map It Out

Start your garden off with a plan. Figure out the layout of your garden in terms of what plants look best near each other, the distance between each of them, where the sunlight hits, and more. The more you can plan out ahead of time, the better your garden will end up!

2. Begin Indoors

Get your plants started inside. All you need to do is fill containers with potting mix, moisten with water, and carefully add your seeds. Make sure to place in a warm spot of your home that receives 12 to 16 hours of daylight. Once your plants have gotten larger, you can transfer outdoors.

3. Prepare Your Soil

Make sure your soil is ready. Purchase a soil kit from your local home improvement store to learn its type and pH level. This information will help you determine what modifications your soil needs in order to grow the healthiest plants.

4. Start Planting ASAP

With our cold winters in the Fox River Valley, you want to make sure that you time out your planting properly so you start early enough to truly enjoy the plant throughout the warmer parts of the year.

5. Prune

Help stimulate plant growth and improve the look of your garden by pruning shrubs and trees. Just ensure that you are only pruning those plants that have bloomed on new growth from this year. If you prune plants that are still on last year's growth, you could cause irreparable damage to the plant.

6. Mulch

Save time in the future by adding several inches of mulch around your garden. Mulch moderates soil temperatures, saves water, reduce weeds, and wards of disease. When spreading out the mulch, be sure to water the soil before and after in order to keep the mulch a couple of inches away from your stems. This Sunday, June 16th, is Father’s Day! Time to celebrate the dad in your life. No matter what your dad loves to do, there is something for everyone happening this weekend around the FOX RIVER VALLEY. Here are 7 fun ideas for you to show your dad how much you appreciate all that he does!

 

1) FATHER'S DAY BBQ. Treat your dad to a delicious BBQ on Father’s Day at Blackberry Farms in Aurora. After enjoying your lunch, explore the farm or participate in the fishing derby!

2) ST. CHARLES PADDLEWHEEL RIVERBOATS. Take in the beautiful Fox River aboard a Mark Twain era paddlewheel riverboat with your dad. This 50 minute tour will introduce you to the local history of our area. Embark this Sunday, June 16th, on the 2:00, 3:00, 4:00, or 5:00 pm cruises.

3) GOLF AT SETTLER'S HILL. Hit the links with dad at this favorite golf course in Batavia. This unique golf course nestled in a forest preserve showcases the natural beauty of our area. Enjoy quality time with dad outdoors as you work on your swing.

4) FISH ON THE FOX RIVER. Grab your fishing rods and your father and check out on of the many great fishing spots along the Fox River. Catch channel catfish and smallmouth bass as you and your dad enjoy the great outdoors.

5) SWIM AT SPLASH COUNTRY AND PHILLIPS PARK. Dad’s swim for free on Sunday at Splash Country Water Park and Phillips Park Aquatic Center when accompanied by one child. Beat the summer heat and have a day at the pool!

6) FATHER'S DAY BRUNCH AND DINNER. Take dad out for an upscale meal at Wildwood in Geneva (or his favorite spot in the Fox River Valley) on Father’s Day. Arrive between 10:00 am and 2:30 pm for an a la carte brunch featuring all of dad’s favorites. Or, come after 5:00 pm to enjoy dinner and check out the latest items on their menu.

7) ELGIN RIB FEST. Let dad indulge in some delicious ribs at the family friendly Elgin Rib Fest. Enjoy life music, carnival games, and delicious food all weekend, Friday through Sunday!
