St. Charles IL Tips for Selling Your Home Fast

You've made the decision to put your St. Charles IL home on the market, now what?  Now is when you need to do the following things so that YOUR home will be one of the few that will sell quickly!

It is a Sellers Market, but that doesn't mean that you shouldn't be doing everything in your power to make your house as deisrable as possible to every "potential buyer" that walks in the door.  So we've compiled a list of things for you to do before the sign goes out in front of your home and you start your Home Showings:

1. Boost Your Curb Appeal- Wash the exterior, make sure you can see your homes address, attend to landscaping & cut grass appropriately, add fresh flowers and make sure windows & doors are washed.

2. Is your Front Porch/ Front Door a Welcoming place?  A nice, clean welcome mat, potted plants, lighting, outdoor furniture ( in great condition & only if you have enough room).

3. Your house needs to be SPARKLING CLEAN!  Shining floors, gleaming windows, even grout scrubbed!  Every surface, appliance, nook and cranny needs to be immaculate!

4. CLEAR AWAY CLUTTER!  Yes you've heard it a hundred times, but you need to do it.  It doesn't matter if you're style is eclectic or you collect things...pack them away. Your house needs to be completely free of clutter. Rent a storage space if need be.

5. Floors. AFter floors have been scrubbed and polished and you find that they still look dull and dingy, you may have to refinish hardwood, or replace vinyl and tile. It may be more than you wanted to spend, but it will be worth it in the long run.

6. Stage your kitchen counters, dining table and other large surfaces.  They need to look lived in...but not "lived" in.  It is helpful to have your Realtor go through this with you.

7. REFRESH!  One of the cheapest and easiest ways to refresh your home is to paint. It will give your home a huge boost that you need before putting it up for sale.  Just one want to stick to a neutral palette.  You want your potential buyers to be able to envision themselves living in the home with their style..not yours.

8. Potential Buyers WILL open up your closets, so make sure you have cleaned them out too.  You can make a small closet look much larger by removing clothing from the rack and moving out everything from the floor and keeping only a few essentials on the shelves above.  This is a critical step, since closets and storage are always a big selling point for a home.

9. TOYS- if you have kids you need to make sure that you have organized their toys.  It isn't practical to think that you are going to box up their toys while your home is up for sale...that would be cruel!  You just need to find the right type of storage containers to that they complement a room, not make it look messy and out of place.

10. If you have an extra room that you have been using as a "dumping ground" for extra items, you need to clean it out now.  Make it look like the room it is supposed to be and make it a minimalist version of that room.

11. If you have a bathroom that is quite small, you may want to consider putting in a pedestal sink.  They are not costly and they will open up a small room quite a bit over a cabinet version.

12. PETS.  We all LOVE our pets, but they are a sore spot when it comes to selling a home.  No matter how much a potential buyer loves pets, they don't love pet smells!  Make sure you clean, re-clean and deodorize ALL area's of your home prior to putting it on the market.  You may also want to consider having your relatives "Pet-Sit" while you are trying to sell your home.  That way you'll keep the smells to a minimum and you'll erase the visual of any pets in a home.  May be a little hard on everyone, but worth it.

13. Staging your Home.  This is important and we'd recommend having a professional do this for you- or at least the main rooms.  These individuals take into account the space, light, color, furniture, walking patterns and more...then arrange your room to show it in it's best light.  It makes such a difference to the room, home and will to your potential buyers.

Lastly, it is summer and that means that we are all spending lots of time outside, so make your outdoor living space part of the home.  You need to stage this area as you would any other part of your home.

St Charles IL: Now is the Time to Sell Your Home!

Can you believe that the 4th of July has come and gone?  We can't....because it means that in 8 short weeks the kids will be headed back to school!   It never ceases to amaze us at how quickly summer seems to pass. For us,  summer is always busy as it is a PRIME TIME TO BUY AND SELL HOMES.

The St. Charles IL & Fox Valley Housing Market is cruising off the charts right now, and there is a very good reason for that....NOW IS THE BEST TIME TO SELL YOUR HOME! The National Association of Realtors, along with other housing market experts, agree on two facts:

1. The demand for homes is at an all time high and mortgage rates are as low as they are going to be for the foreseeable future- meaning the next two years at a minimum.

2. Although the inventory of homes did rise 2.2% in the last 30 days, inventory on a whole is still at an extremely low level.

When the demand for homes outweigh the supply, then it becomes a Sellers Market. Sellers, you are then in the drivers seat. So, if you are considering putting your St. Charles IL or Fox Valley Home on the market, this is why NOW is the time to do so.

For Buyers, if you find a St. Charles IL or Fox Valley home that you have fallen in love with...DO NOT WAIT TO PUT IN AN OFFER, and do not try to play hardball by low-balling an offer you plan to submit. Many Sellers are receiving multiple offers on their properties, if you are coming in with a low offer, they aren't going to take you seriously and will end up throwing you out of the processentirely. Instead, offer a fair price or the marketed price, and make sure you get the home or are at least in the "bidding war" for the home.
