The holiday season is upon us! November through January is often misconstrued at the worst time to Sell a Home.  Sure, the thought of Selling your Home during the Holidays doesn’t sound like the most wonderful thing on your list, but we're here to tell you that Selling your Home during the holidays DOES HAVE QUITE A FEW ADVANTAGES!  Holiday Home Buyers are usually more serious about buying - and buying now, and there is a lot Less Competition...obviously a HUGE plus! So before you make any definitive decisions, decide if you need to sell now, and if the answer is YES...then COMMIT 100%!  Jump into some holiday apparel, deck the halls and follow these Tips For Selling Your Home During The Holidays

Deck the halls…but don’t get all ‘Elf’ on us, more like Ron Burgundy, “STAY CLASSY…” 

Homes often look their best during the holidays, but make sure you don’t overdo it.  Decorations too large or simply too many can distract Home Buyers.  Keep decorations simple, elegant and free of personal and religious affiliations. You want your potential home buyers to picture themselves living in the home. If you have YOUR personal items, photos, or affiliations filling the home, it's tough for a buyer to picture their things filling that spot.

Hire a Reliable Real Estate Team.
This is one of the Most Important aspects of your Home don't take it lightly! Your home needs to be comfy cozy and inviting during any Open House or Showing.  Turn up that heat (not too high), or put a fire in the fireplace or wood-burning stove, play some soft music and have a plate of homemade holiday treats on the table!  Encourage buyers to spend more time in your home, giving them even more time to admire and imagine themselves living there!

Ok, so some Mortgage Lenders are the scrooges these days, however,  if you've got the means, consider offering a home loan to a serious buyer. You could get a great return on your investment!

Santa Claus and the Magic Fox Valley Key

"You better watch out, You better not cry, You better not pout, I'm telling you why.....Santa Claus is Coming to Town!"

Yes, that’s right!  The countdown to the arrival of Santa Claus is quickly winding down and that means one thing to us!  We MUST be on our BEST BEHAVIOR if Santa Claus is to shimmy down our chimney with his enormous red velvet bag of wonderful toys.

While you are decking the halls, and hanging the mistletoe, you may be wondering how Santa is going to be dropping off your presents if you're part of the 55% of homeowners without a fireplace.  With only 45% of homes in the U.S having a fireplace, according to the Hearth and Home, it looks like good ole' Mr. Santa Claus needs an alternative entry point into 55% of the homes on Christmas Eve this year!

No need to fret, The Rullo Team believes in the Magic of the Home & family, especially around the holidays! We knew Santa had to have a very special way of getting to all those good children in all the homes that didn't have the Fireplaces for him to come we asked his head Elf.  "How does Santa get into a home that doesn't have a chimney for him to get in?" 

He looked up at us with his snow, sparkling face, smiled and said.....that's easy!  Magic and his special Fox Valley key!

So you see, Santa has his special key he uses to get in wherever he can't get in a chimney, or if a chimney is a little too small from all the Christmas Cookies Santa has eaten at the houses he has already visited.  So little ones rest assured that Santa will always be able to bring you your presents wherever you may be.  Just remember to leave him some cookies and milk and maybe some carrots for the Reindeer too.

Batavia IL 3rd Happiest City in Illinois!

Choosing the right city for your new home involves a lot of research. The average buyer compares schools, crime rates, taxes, etc. However, what happens when you sum up the entire process and label cities on pure happiness??

Based on data from the U.S. Census Bureau and FBI Uniform Crime Reports, ranked the top 10 happiest cities in the state of Illinois. Sitting happily at number three is our very own Batavia, Illinois!

The cities were ranked on the best overall ratings in restaurants, crime rate, commute, departure time, income, divorce rate, and housing. Although some of those factors may seem a bit far-fetched, they all play in important role in being happy.

A city with good food is a city worth smiling for. One of the most common ways to celebrate being happy is sharing a good meal with your family and friends. The wonderful restaurants in Batavia are sure to fill you up with good food and leave you with a smile.

Although Illinois typically has a low rate, some cities are more dangerous than others. The happiness study examined the odds of being a victim of a violent crime. When looking for a new home, safety always comes first. The minimal crime in Batavia makes our city one of the top places to raise a family.

Anyone who commutes to Chicago is familiar with the dreaded time of day known as rush hour. Due to the stress created by heavy traffic and long streetlights, the happiness study considered the average commute to big cities.
