Avoid These Buying Mistakes In The New Year!

by The Rullo Team

Earlier this week we gave you the top reasons to buy, but buying a new home can lead to a lot of excitement and anxiety. All of these emotions can lead to mistakes made by Buyers during the process. If you are on the market for your dream Fox River Valley home in the new year, avoid making these mistakes and enjoy life in your new home in no time!

Waiting on Financing. Before you even begin the home search, you should get your financing in order. This allows you to know what you can actually afford and limit your search to just those properties that fit within your price range. You don't want to fall in love with a home just to find out there is no way you can make the financing work.

Not Researching Your Lender. Unfortunatel,y there are bad lenders out there that offer scams. Do your own research but also ask your real estate agent for recommendations. They will only let you know about credible mortgage providers.

Not Getting Pre-Approval. Some home buyers mistake pre-qualified for pre-approval. They are very different. Pre-approval requires you to go through the documentation process and actually gets you an agreement with the lender. The seller must see that you are pre-approved when you submit your offer.

Offering Too Low. We understand that you want to get the home for a great deal but you don't want to risk insulting the seller. Work with your realtor to figure out a fair and competitive price to offer.

Spending Too Much During Escrow. Even if you are pre-approved, the final part of the loan doesn't start until right before closing. At that time, your lender goes through your finances again to make sure that your finances are still in order. If you buy too many big ticket items or add additional lines of credit during this time, you could alter your debt to income ratio so much that you no longer qualify.

Not Having Your Closing Costs In Order. As you budget for the home, make sure to always keep enough for closing costs. You need to have enough cash to cover it otherwise the deal will fall through. Ask your lender what the estimated closing costs are so you can have it ready from the very beginning.

Get into your dream home in the new year by avoiding these buyer mistakes. The Rullo Team is here to help you throughout the buying process. Give our team a call today or visit our website at http://www.therulloteam.com/.

Pet Safety Tips For A Happy Holiday Season!

by The Rullo Team

Ensure a happy holiday season for the furriest member of your family......your pet! During this time of year, our homes are filled with many new things that peak their curiosity. Their curiosity can cause damage to holiday decor or, and more importantly, be hazardous for our beloved pets! Keep your furry friend happy and healthy during the holidays by following these easy tips for pet safety!

  • Although we want to treat our pets during the holidays, avoid sharing table scrapes with them. There are many foods on our holiday plates that are toxic for them, such as chocolate, raisins, garlic, and onions. Keep them away from tables and garbage that might contain bones or plastic utensils. These items can be hazardous if swallowed.
  • Alcohol can have incredibly serious effects on the the health of your pet. Keep all adult beverages far away from your furry friend.
  • Candles are a beautiful part of the holiday season but they can very easily be knocked over by your pet. Opt for flameless candles so you can still keep the ambiance you desire.
  • Cables seem like a delicious new chew toy to some pets but this can lead to electric shock to your animal. Hide any cables and/or use citronella infused covers to deter chewing.
  • Poinsettas are a beautiful holiday plant but their leaves are incredibly toxic to animals. Avoid any health disasters by opting for silk plants or sprinkle pepper on the leaves to deter your pets from eating them.
  • Cats and dogs are invariably intrigued by the new tree in the house. Keep them away by using household ground white pepper or another natural deterrent around the lower branches and tree skirt. Avoid using ornaments made out of edible materials as they become far to inticing for your curious pet.
  • Always have a responsible family member keep an eye on your pet during gatherings. This will ensure that your pet isn't stealing food from the table, getting into mischeif, or accidently getting outside.
  • During large gatherings, find a quiet room that you can keep your pet in. Just make sure to provide them with lots of toys and treats to distract them. This gives you a break from having to watch them while you entertain and more importantly gives them a peaceful spot away from the hustle and bustle (which causes anxiety in some animals).

Great Home Maintenance Tasks To Tackle This Winter!

by The Rullo Team

Winter Home MaintenanceWith the cold weather outside, December is the perfect time to take care of some maintenance around the house. Keep your Fox River Valley home in tip top shape this winter and all year round by completing some tasks. Here are easy tasks to complete this month and keep your family healthy and cozy in your beloved home.

1. Give Your Wood Floors Some TLC. Winter can be the toughest season on your wood floors. Heating in your home can dry out the planks, resulting in cracks and shrinkage. Salt can scratch and stain the floors. There are several simple steps you can take to resolve these issues. Add a humidifier in your home to add moisture to the air. Sweep and mop the floors routinely to remove salt and buildup. Add rugs and mats in areas with a lot of foot traffic.

2. Prepare For Winter Storms. Winter is here for the next few months. That means freezing temperatures and percipitation. Keep shovels and snow fear close to the door so that you can easily access them when needed. Keep walkways cleared of snow and ice. Remove large snow piles, when the weather permits, from the roof and tree limbs to avoid costly damage.

3. Clean Your Oven. During the holidays, your oven sees a lot of use. There is likely a lot of grease and grime built up. Use the self-cleaning function once a month if your oven has one. Create a paste of baking soda and water to scrub out the buildup in the oven.

4. Take Care Of Drafts. Hot air can be escaping from your home and increasing your energy bill. Pick up some door sweeps from your area home improvement store to all doors leading outside. Add weatherstripping around windows.

5. Remove Allergens. Indoor allergens increase during the winter. Keep your family healthy all season by removing these issues. Dust throughout the house, particularly blinds and ceiling fans. Be sure to vacuum all carpeted areas regularly. Add an air purifier with HEPA filter to your home to remove particles from the air. Wash your bedding in hot water weekly and cover your mattress in a zippered allergen-resistant cover.

6. Complete A Property Inspection. Brave the cold weather and complete a home inspection in the winter. This is important since major issues are more likely to take place during this season. Check the conditions of gutters, look out for frozen pipes, and inspect windows and doors. Make sure to change out the batteries in the smoke and carbon monoxide detectors. Consider hiring a professional to complete the inspection to ensure that all potential issues are found.

Spread Holiday Cheer And Sell This Season!

by The Rullo Team

Spread cheer by selling your home this holiday season! We understand the impulse of taking your home off the market until the beginning of the new year. But, December can actually be a great time to sell! Here are the top reasons why you should sell your Fox River Valley home during the holidays!

1. Enjoy Less Competition!

Other people in your area will undoubtedly take their homes off the market or delay listing their homes. This will reduce the inventory of homes and make it more likely that your home will rise to the top of the search lists. With less competition, you have better chances of your home being sold.

2. Your Home Looks And Smells Festive!

Staging is taken care of during the holidays with your warm fireplace, festive decor, and delicious smells of home-baked goods. This homey ambiance can create feelings of nostalgia within the buyer and urge them to make an offer. Just make sure you don't go overboard with decorations. You still want buyers to be able to imagine themselves within the home as well as show off the best features of your home without distracting clutter.

3. Serious Buyers Look During The Holidays!

Any buyers that are still looking during the holiday are ready to buy NOW! These buyers have either been looking for a while and have yet to find something we love or they have just entered the market and need to buy quickly. Either way take advantage of their desire to find a home as soon as possible.

4. Buyers With Children Are Utilizing the School Break!

There are prospective buyers that use the holiday season to find a home in order to get their children settled before school starts up again in January. These are more serious buyers that are actively lookin g to find a home as soon as possible.

5. Closing Is Faster!

The spring time is a busy time for lenders. That means that buyers have to wait longer to get their loans processed and approved. The slow down in the housing market in December makes the lending process move quicker which means closing can occur much faster!

6. Change Your Strategy To Sell!

Don't take your home off the market during the holidays even if it has been on the market for a while now. Instead, use this time to adjust your strategy. Is your asking price what it should be? Is there a different way you could stage your home? Are there things you could fix up?

How To Be The Best Open House Host In The Game!

by The Rullo Team

Open houses are important events to hold when you are looking to Sell your Fox Valley home. They allow a buyer to see the home in person and ask any questions that they might need answered in order to move forward with buying the home. It is important for sellers to make sure they are putting their best foot forward during the open house in order to sell their home for top dollar and quickly. If you are looking to sell your home this season, follow these tips for selling success with your open house.

1. Have buyers excited to enter your home by creating Welcoming Entrance. Such simple touches as a nice doormat and potted plants at your front door will show that you put care into your home.

2. Clutter can be distracting and can make counters seem small. Clear Counters to only the essentials in the bathroom and kitchen.

3. Buyers know that someone else currently lives in the home but they need to have the opportunity to picture themselves living in it as well. Before open houses, Put Away Personal Items such as children's artwork or family photos.

4. Allow buyers to see the potential of your home by Setting The Dining Table. Adding place settings to the table showcases the home's potential for dinner parties and other gatherings.

5. Make the buyers feel Right At Home by having light snacks and beverages for them to enjoy during the open house. Place freshly cut flowers in central spots throughout the home to add some color and fragrance.

6. Although you might want to stick around, it is a good idea to Not Be Around for the entire open house. Having the home owner present can make buyers feel less comfortable to ask their agent questions and you want to make sure that they are getting all the information they need to want to buy your home after the open house.

How To Find The Perfect School For Your Little One!

by The Rullo Team

Ready to buy a home new home? There are many things to consider as you begin your Fox River Valley area home search. Consider size, architectural style, amenities, outdoor space, and location. If you have a family or are planning for one, one of the most important factors is local schools. You want to make sure you set your children up for success with a quality education.

There are so many excellent school districts in the Fox River Valley area!

Indian Prairie Community Unit School District 204 | Homes for Sale

Geneva Community Unit School District 304 | Homes for Sale

St. Charles Community Unit School District 303 | Homes for Sale

Batavia Public School District 101 | Homes for Sale

Oswego Community Unit School District 308 | Homes for Sale

When it comes to what schools within these districts are the best of the best, you will need to do a little schoolwork on your own! There are several factors to consider when determining the quality of schools. Look beyond test scores. Although this information is helpful, it does not always provide the best indicator of schools quality. Explore websites like GreatSchools.org, Niche.com, and U.S. News & World Report for great unbiased data and rankings of local schools. Check out each school's website to learn about awards or recognitions received. Do not be afraid to reach out to the schools to ask further questions and request a site visit. Seeing the school in person and meeting with the staff can help you determine whether the school would be the right fit for your child.

Once you find the perfect school with you, work with an experienced realtor to find the perfect home for you within the school's boundaries. Give The Rullo Team a call today or visit our website http://www.therulloteam.com/ to get started today!
