Successfully Use Comparable Sales To Price Your Home!

by The Rullo Team

Ready to sell your Fox River Valley home? Congrats! Once you determine you are ready to sell, you need to name your price. You want something that will obviously be profitable for you while also attracting potential buyers. A good way to price your home is with comparable sales. The term comparable sales, or "comps", is used for other homes recently or currently on the market that are similar to your own home. These comps provide you with a good blueprint of your home's value. Check out our helpful tips for you to use comparable sales to price your Fox River Valley home!

Homes That Are Located Nearby: In order to use comparable sales correctly, you need to focus on homes that are located as close to your own home as possible. Look within your subdivision, neighborhood, and school district. However, don't get blinded by their location. Just because a home down the street from you has sold doesn't mean that it's price is relevant for your home.

Homes With Similar Styles: Once you are looking within your own location, focus in on those houses that share similar style characteristics to yours. These characteristics include architectural design, type of construction material, the square footage of the home and size of the lot, the number of bedrooms and bathrooms, etc.

Homes With Similar Amenities and Amenities: Beyond the similarities in style, you want to look for homes that offer the same amenities and recent upgrades as your own since these features affect the value of a home.

Homes That Recently Sold: The housing market is ever changing and prices fluctuate. This means that the price of a home that sold a year ago is no longer relevant for pricing your own home. When using comparable sales to price, never use a sale that occured over 90 days ago.

Listen To Your Realtor: Your experienced real estate agent is an expert in comparable sales. They know the area, understand the current trends in the Fox River Valley market, and have handled many of the recent sales in the area. They will be able to assess the differences between your home and comparable sales to set an appropriate price to sell.

Looking to Buy your dream Fox Valley home? As a buyer, it is important to understand a home’s condition and maintenance. Learn to look past the design and decor elements of the home and recognize the structural “bones” of the house. Doing this will help you avoid potentially dangerous conditions and costly repairs should you end up buying the home. Become a smart buyer and use every opportunity you can to carefully inspect the home that you are interested in buying. Watch out for these warning signs that may be indicative of more serious structural problems within the home!

  • Incomplete or Badly Done Repairs/Renovations - Check for workmanship issues or tasks that seem incomplete.
  • Electrical Issues - Check for lights that flicker when on, warm outlets, flash burn signs near sockets and exposed wires.
  • Plumbing Issues - Check for leaky faucets, low water pressure, poor drainage, water stains near bathroom fixtures or on walls, peeling paint, musty or foul smells, and visible mold.
  • Foundation Issues - Look for cracks in walkways and the driveway, unlevel floors and doorways (often noticeable in doors have large gaps underneath or on top of them), and trees with large roots near the foundation of the house.
  • Roof Issues - Look out for warped, missing, or cracked shingles, materials that do not match the rest of the roof, and any noticeable wear or tear that indicates damage.
  • Pest Issues - Check for areas that small rodents or insects could easily enter the house and be on the lookout for any wood damage that could indicate an issue.

Being on the lookout for these warning signs allows you to have a more in depth conversation with the home inspector you hire. Work with an Experienced Realtor to help you throughout the process. Spring Gardening Tips!

by The Rullo Team

The first day of summer is right around the corner! Add stunning curb appeal to your Fox River Valley home and create a peaceful space filled with fresh produce and beautiful flowers for your whole family to enjoy. Get your green thumb ready to follow these top tips for gardening success!

1. Map It Out

Start your garden off with a plan. Figure out the layout of your garden in terms of what plants look best near each other, the distance between each of them, where the sunlight hits, and more. The more you can plan out ahead of time, the better your garden will end up!

2. Begin Indoors

Get your plants started inside. All you need to do is fill containers with potting mix, moisten with water, and carefully add your seeds. Make sure to place in a warm spot of your home that receives 12 to 16 hours of daylight. Once your plants have gotten larger, you can transfer outdoors.

3. Prepare Your Soil

Make sure your soil is ready. Purchase a soil kit from your local home improvement store to learn its type and pH level. This information will help you determine what modifications your soil needs in order to grow the healthiest plants.

4. Start Planting ASAP

With our cold winters in the Fox River Valley, you want to make sure that you time out your planting properly so you start early enough to truly enjoy the plant throughout the warmer parts of the year.

5. Prune

Help stimulate plant growth and improve the look of your garden by pruning shrubs and trees. Just ensure that you are only pruning those plants that have bloomed on new growth from this year. If you prune plants that are still on last year's growth, you could cause irreparable damage to the plant.

6. Mulch

Save time in the future by adding several inches of mulch around your garden. Mulch moderates soil temperatures, saves water, reduce weeds, and wards of disease. When spreading out the mulch, be sure to water the soil before and after in order to keep the mulch a couple of inches away from your stems. Check out this Guide to Mulch Buying from the Chicago Tribune for more helpful information.

Fox River Valley is home to some of the highest ranked school districts within the entire state! Set your child up for success with a quality education by relocating to one of the area's best districts!

Indian Prairie Community Unit School District 204 | Homes for Sale

Geneva Community Unit School District 304 | Homes for Sale

St. Charles Community Unit School District 303 | Homes for Sale

Batavia Public School District 101 | Homes for Sale

When it comes to what schools within these districts are the best of the best, you will need to do a little schoolwork on your own! There are several factors to consider when determining the quality of schools. Look beyond test scores. Although this information is helpful, it does not always provide the best indicator of a school's quality. Explore websites such as GreatSchools.org, Niche.com, and U.S. News & World Report for great unbiased data and rankings of local schools. Check out each school's individual website to learn about awards or recognitions received. Do not be afraid to reach out to the schools to ask further questions and request a site visit. Seeing the school in person and meeting with the staff can help you determine whether the school would be the right fit for your child.

Once you find the perfect school for your children, work with an experienced realtor to find your dream home within the school's boundaries. Give The Rullo Team a call today or visit our website at http://www.therulloteam.com/ to get started today!

Become A Home Buying Pro By Avoiding These Common Mistakes!

by The Rullo Team

Buying a new home can lead to a lot of excitement and anxiety. All of these emotions can lead to mistakes made by Buyers during the process. If you are on the market for your dream Fox River Valley home this summer, avoid making these mistakes and enjoy life in your new home in no time!

Waiting on Financing. Before you even begin the home search, you should get your financing in order. This allows you to know what you can actually afford and limit your search to just those properties that fit within your price range. You don't want to fall in love with a home just to find out there is no way you can make the financing work.

Not Researching Your Lender. Unfortunately, there are bad lenders out there that offer scams. Do your own research but also ask your real estate agent for recommendations. They will only let you know about credible mortgage providers.

Not Getting Pre-Approval. Some home buyers mistake pre-qualified for pre-approval. They are very different. Pre-approval requires you to go through the documentation process and actually gets you an agreement with the lender. The seller must see that you are pre-approved when you submit your offer.

Offering Too Low. We understand that you want to get the home for a great deal but you don't want to risk insulting the seller. Work with your realtor to figure out a fair and competitive price to offer.

Spending Too Much During Escrow. Even if you are pre-approved, the final part of the loan doesn't start until right before closing. At that time, your lender goes through your finances again to make sure that your finances are still in order. If you buy too many big ticket items or add additional lines of credit during this time, you could alter your debt to income ratio so much that you no longer qualify.

Not Having Your Closing Costs In Order. As you budget for the home, make sure to always keep enough for closing costs. You need to have enough cash to cover it otherwise the deal will fall through. Ask your lender what the estimated closing costs are so you can have it ready from the very beginning.

Move into your dream home by avoiding these buyer mistakes. The Rullo Team is here to help you throughout the buying process. Give our team a call today or visit our website at http://www.therulloteam.com/.

Find The Best Realtor To Sell Your Home!

by The Rullo Team

Although it is possible to sell your home on your own, research has shown that sellers have the most success when they work with a realtor. Sellers should begin looking for a realtor six to eight weeks prior to listing their home. There are many realtors out there but you want to make sure that you work with the best of the best. An Experienced Realtor will provide you with the expertise and time needed to sell your home quickly and for top dollar. In order to find the best realtor for the job, you should ask them several questions. This will help you assess whether they are the right fit for you. Here are the top questions to ask potential realtors when you are ready to Sell your Fox River Valley home!

1. How many years experience do you have working as a realtor? Do you do it full time?

2. Have you sold homes within my neighborhood and how many in the past year?

3. What price range do the homes you sell typically fall within? What is the average sold-to-list price for the homes you have sold?

4. What fee do you charge for your work?

5. How will my home be marketed to sell?

6. Do you operate as a team with other realtors or will I be working exclusively with you? How available will you be throughout the process?

7. How long do the homes you sell typically stay on the market? What do you do to make homes sell quicker?

Asking these particular questions can help you find the best realtor for your home sale. Choose the agent that fully understands your goals and needs and has the experience and knowledge to best sell your home.
