Avoid These Buying Mistakes In The New Year!

by The Rullo Team

Earlier this week we gave you the top reasons to buy, but buying a new home can lead to a lot of excitement and anxiety. All of these emotions can lead to mistakes made by Buyers during the process. If you are on the market for your dream Fox River Valley home in the new year, avoid making these mistakes and enjoy life in your new home in no time!

Waiting on Financing. Before you even begin the home search, you should get your financing in order. This allows you to know what you can actually afford and limit your search to just those properties that fit within your price range. You don't want to fall in love with a home just to find out there is no way you can make the financing work.

Not Researching Your Lender. Unfortunatel,y there are bad lenders out there that offer scams. Do your own research but also ask your real estate agent for recommendations. They will only let you know about credible mortgage providers.

Not Getting Pre-Approval. Some home buyers mistake pre-qualified for pre-approval. They are very different. Pre-approval requires you to go through the documentation process and actually gets you an agreement with the lender. The seller must see that you are pre-approved when you submit your offer.

Offering Too Low. We understand that you want to get the home for a great deal but you don't want to risk insulting the seller. Work with your realtor to figure out a fair and competitive price to offer.

Spending Too Much During Escrow. Even if you are pre-approved, the final part of the loan doesn't start until right before closing. At that time, your lender goes through your finances again to make sure that your finances are still in order. If you buy too many big ticket items or add additional lines of credit during this time, you could alter your debt to income ratio so much that you no longer qualify.

Not Having Your Closing Costs In Order. As you budget for the home, make sure to always keep enough for closing costs. You need to have enough cash to cover it otherwise the deal will fall through. Ask your lender what the estimated closing costs are so you can have it ready from the very beginning.

Get into your dream home in the new year by avoiding these buyer mistakes. The Rullo Team is here to help you throughout the buying process. Give our team a call today or visit our website at http://www.therulloteam.com/.

New Year's Resolutions For Your Fox River Valley Home

by The Rullo Team

The New Year is here! That means it is time to set your New years resolutions. When thinking about all that you want to achieve in the New Year, do not forget about improvements that you can make to your home. 2019 is the perfect time to make sure that your home is in tip top shape. Here are our top New Year's Resolutions for your Fox River Valley home.

1. Set a Budget.

Before determining any of your other home improvement goals, you should create a budget for yourself. This will ensure that you do not overspend when making improvements and will help you when unexpected maintenance costs pop up! If you are able to make it throughout the year without spending all the money you set aside (Lucky you!), continue to save the money into the following year when you might need it.

2. Focus on Decluttering.

We all accumulate a lot of stuff over the years. Start of the New Year right by getting rid of items that you truly do not need. Donate anything that is still in good condition. If there are items that you do not regularly use but have sentimental value, put them away in storage for the future. You will feel less stress throughout the year by only having the things in your home that are necessary. It will save you time on cleaning and tidying up.

3. Reduce Water and Energy Usage.

Help conserve our planet's natural resources while saving money yourself by making improvements to your home that cut excess water and energy usage. You can reduce the amount of water your home uses by installing low flow showerheads and high efficiency toilets. To improve the efficiency of your heating and cooling systems, seal and insulate your ductwork.

4. Improve Indoor Air Quality.

Keep your family healthy by improving the air quality in your home. Reduce harmful pollutants by using high quality furnace filters and changing them regularly. Invest in air cleaners that can be utilized in individual rooms to remove specific irritants. Make sure that smoke and kitchen fumes are properly ventilated outside of your home from the kitchen. The same goes for the excess humidity in your bathrooms.

5. Install Maintenance Free Materials.

Spend the time in 2019 installing maintenance free materials throughout your home. This will reduce recurring stress throughout the year by eliminating upkeep and will make the need for continual improvements a thing of the past. Within your home, use ceramic tiles that are extremely tough and stain and moisture resistant. They will make your floors look fantastic for years without any need for repair. On the outside of your home, use fiber cement siding, which is weather proof and resists insects, fire, dent, and rot. This siding will last you for over 50 years without need for replacement!

6. Achieve Other Resolutions While Improving Your Home!

You will have more personal resolutions that you make this New Year. Work to achieve those resolutions while making improvements to your home. It's incredibly easy to do. If focusing on exercising more is one of your goals for 2019, focus on do it yourself projects around the home. You can burn calories by taking on simple tasks, such as caulking, cleaning, painting, and yard work. If your resolution is to spend more time with family, focus on projects around the home that you all can work on together and find fun ways to complete the task as a team.

Let Others Know Of Your Change In Address!

by The Rullo Team

Santa might always be able to magically find your home even after you move, but others cannot! If you recently moved to a new home in the Fox River Valley, it is important that you inform others of your change in address! Individuals, organizations, and agencies need to have the correct address on file in order to keep sending you the information and items you need. Here is a handy list of everyone you should inform of your new address when you move.

Family & Friends: Make sure your loved ones show up to the right holiday party by providing them with your new address.

Post Office: Almost all homeowners remember to inform the post office so they can begin forwarding your mail. But, just in case you forgot, click HERE to submit your official change of address with the USPS.

Utilities: Don't pay for utilities in your old home and have services start right when you move in by letting all utilities, including gas, electric, cable, and internet, know about your change of address.

Cell Phone Provider: The tax on your cell phone bill is determined based on your primary residence so you are required to keep your billing address up to date with your carrier.

Employer: The most important people at your place of work that should know about your move are located in your HR department. Give them the new address so they can update the information for payroll and benefits.

Financial Institutions: Mail from financial institutions often contains sensitive, personal information so you don't want it getting into the wrong hands. Update your address with your bank and credit card institutions.

Insurance Providers: Be able to file claims with your auto, dental, health, homeowners, and life insurance providers by keeping your policy up to date with your new address.

Health Providers: Inform your doctor, dentist, and other health care providers on your change in address so you never fall behind on medical bills.

DMV: The state of Illinois requires all residents to inform the IL SOS Driver Services Department of your address change within 10 days. Click HERE  for more information.

IRS: Don't let your tax refund be delayed in the spring. Update your change of address with the IRS now by clicking HERE.

Social Security Administration: If you receive Social Security benefits, you need to let the SSA know of your address change. Click HERE to update it online. If you receive aid from Medicare, Medicaid or other government benefit programs, be sure to inform them as well.

Voter Registration: Be able to vote in all upcoming elections by updating your voter registration information. This will also let you know where your new polling place is.

Newspapers & Magazine Subscriptions: Never miss out on the latest news or current editions of your favorite magazines by updating your address for all subscriptions.

Shopping Websites: Keep those holiday presents coming to the right home by updating your delivery address on all your online shopping accounts.

Pet Safety Tips For A Happy Holiday Season!

by The Rullo Team

Ensure a happy holiday season for the furriest member of your family......your pet! During this time of year, our homes are filled with many new things that peak their curiosity. Their curiosity can cause damage to holiday decor or, and more importantly, be hazardous for our beloved pets! Keep your furry friend happy and healthy during the holidays by following these easy tips for pet safety!

  • Although we want to treat our pets during the holidays, avoid sharing table scrapes with them. There are many foods on our holiday plates that are toxic for them, such as chocolate, raisins, garlic, and onions. Keep them away from tables and garbage that might contain bones or plastic utensils. These items can be hazardous if swallowed.
  • Alcohol can have incredibly serious effects on the the health of your pet. Keep all adult beverages far away from your furry friend.
  • Candles are a beautiful part of the holiday season but they can very easily be knocked over by your pet. Opt for flameless candles so you can still keep the ambiance you desire.
  • Cables seem like a delicious new chew toy to some pets but this can lead to electric shock to your animal. Hide any cables and/or use citronella infused covers to deter chewing.
  • Poinsettas are a beautiful holiday plant but their leaves are incredibly toxic to animals. Avoid any health disasters by opting for silk plants or sprinkle pepper on the leaves to deter your pets from eating them.
  • Cats and dogs are invariably intrigued by the new tree in the house. Keep them away by using household ground white pepper or another natural deterrent around the lower branches and tree skirt. Avoid using ornaments made out of edible materials as they become far to inticing for your curious pet.
  • Always have a responsible family member keep an eye on your pet during gatherings. This will ensure that your pet isn't stealing food from the table, getting into mischeif, or accidently getting outside.
  • During large gatherings, find a quiet room that you can keep your pet in. Just make sure to provide them with lots of toys and treats to distract them. This gives you a break from having to watch them while you entertain and more importantly gives them a peaceful spot away from the hustle and bustle (which causes anxiety in some animals).

Decorating Tips For Selling Your Fox River Home These Holidays!

by The Rullo Team

Staging is an important step anytime you list your home on the market. It helps potential buyers see the functionality of the home and visualize themselves in the space. During the holiday season, you can use festive decor to make your home more attractive to buyers. Follow these decorating tips for selling your Fox River Valley home this holiday season!

When decorating your home this holiday to sell, start with a good cleaning throughout your house. Next, stage your home as you normally would, regardless of the time of year. Go through your home and only keep the items and furniture that you need and that helps accentuate the space and your home’s features. You should store the clutter away and put personal items away during showings so buyers can picture themselves in the home.

Your home is already decorated so make sure your holiday decor complements your house. Look at the paint colors on the walls and use decor that accents it. Reds are perfect in rooms with neutral colors and silvers are good in rooms with soothing colors. Avoid over decorating! You shouldn’t put all of your decorations out this year. Only use those items that can draw attention to interesting features in your home. When you pick your tree, make sure that the one you pick is well suited for the size of the room. Decorate it using a cohesive color scheme or theme. Remember that people celebrate all different holidays this time of year. Try to avoid putting off some buyers by not displaying large religious decor during showings. Make your home warm and cozy when prospective buyers are over. Add some seasonal scents. You can also have a fire going in your fireplace if there is someone there to monitor it.

Now that the inside of your home is beautifully decorated, it’s time to focus on your home’s curb appeal. As with the interior, keep it simple outside. Keep large and overly colorful decorations away until you are in your new home next year. Focus on using simple string lights to accentuate the architecture of your home or landscaping. You can add attractive decor, such as evergreen garlands or wreaths, to your front porch to welcome people in.

Questions To Help You Find The Best Realtor For The Job!

by The Rullo Team

Although it is possible to sell your home on your own, research has shown that sellers have the most success when they work with a realtor. Sellers should begin looking for a realtor six to eight weeks prior to listing their home. There are many realtors out there but you want to make sure that you work with the best of the best. An Experienced Realtor will provide you with the expertise and time needed to sell your home quickly and for top dollar. In order to find the best realtor for the job, you should ask them several questions. This will help you assess whether they are the right fit for you. Here are the top questions to ask potential realtors when you are ready to Sell your Fox River Valley home!

1. How many years experience do you have working as a realtor? Do you do it full time?

2. Have you sold homes within my neighborhood and how many in the past year?

3. What price range do the homes you sell typically fall within? What is the average sold-to-list price for the homes you have sold?

4. What fee do you charge for your work?

5. How will my home be marketed to sell?

6. Do you operate as a team with other realtors or will I be working exclusively with you? How available will you be throughout the process?

7. How long do the homes you sell typically stay on the market? What do you do to make homes sell quicker?

Asking these particular questions can help you find the best realtor for your home sale. Choose the agent that fully understands your goals and needs and has the experience and knowledge to best sell your home.

Spread Holiday Cheer And Sell This Season!

by The Rullo Team

Spread cheer by selling your home this holiday season! We understand the impulse of taking your home off the market until the beginning of the new year. But, December can actually be a great time to sell! Here are the top reasons why you should sell your Fox River Valley home during the holidays!

1. Enjoy Less Competition!

Other people in your area will undoubtedly take their homes off the market or delay listing their homes. This will reduce the inventory of homes and make it more likely that your home will rise to the top of the search lists. With less competition, you have better chances of your home being sold.

2. Your Home Looks And Smells Festive!

Staging is taken care of during the holidays with your warm fireplace, festive decor, and delicious smells of home-baked goods. This homey ambiance can create feelings of nostalgia within the buyer and urge them to make an offer. Just make sure you don't go overboard with decorations. You still want buyers to be able to imagine themselves within the home as well as show off the best features of your home without distracting clutter.

3. Serious Buyers Look During The Holidays!

Any buyers that are still looking during the holiday are ready to buy NOW! These buyers have either been looking for a while and have yet to find something we love or they have just entered the market and need to buy quickly. Either way take advantage of their desire to find a home as soon as possible.

4. Buyers With Children Are Utilizing the School Break!

There are prospective buyers that use the holiday season to find a home in order to get their children settled before school starts up again in January. These are more serious buyers that are actively lookin g to find a home as soon as possible.

5. Closing Is Faster!

The spring time is a busy time for lenders. That means that buyers have to wait longer to get their loans processed and approved. The slow down in the housing market in December makes the lending process move quicker which means closing can occur much faster!

6. Change Your Strategy To Sell!

Don't take your home off the market during the holidays even if it has been on the market for a while now. Instead, use this time to adjust your strategy. Is your asking price what it should be? Is there a different way you could stage your home? Are there things you could fix up?
